2. NRI Guideline

If you've ever wondered whether Overseas Citizens of India (OCIs) can buy property in India, the answer is yes. Non-Resident Indians are indeed eligible to purchase property in India, whether it's residential or commercial. They can also avail home loans for this purpose. The Foreign Exchange Management Regulations 2018 allow NRIs to buy property in India, with the exception of agricultural lands such as farms and plantations. However, farmland, plantation property, and farmhouses can only be bought by Indian citizens with a permanent address in India. If NRIs inherit any of these types of properties, they must transfer them to an Indian citizen who has permanent residency in the country.
